Direct Bookings Terms.

Bookings cancelled more than 7 days prior to arrival will be refunded their deposit in full. Bookings cancelled with 7 days or less notice will not be routinely refunded their deposit. However, at the managers sole discretion guests who have booked with us directly with us either in person, via telephone or through our direct website ( may be offered a credit of the equivalent of their booking deposit towards the cost of a future stay. This credit must be used within 12 months of the 1st day of the original booking commencement. If the revised booking dates have a different rate or tariff, the cost of the booking could increase. 

For direct bookings (ie bookings made through our own website, directly over the phone to us or in person) a deposit of $200 is required at the time of booking. When paid by credit card the deposit will be charged against the card at the time of booking. The balance is payable on the day of arrival, if guests are arriving after office hours the credit card provided will be charged for any remaining balance before 5pm on your arrival day. Bookings are not guaranteed until deposit payments are successfully processed & we reserve the right to reject bookings and/or cancel guest reservations where deposit payments cannot be processed/are declined by the card issuer. Third Party Websites - Booking Terms 

The terms & conditions of your chosen third-party travel website will apply, please check the terms of your online agency/booking platform. If you book with an online agent, you will also need to cancel via the same online agent & their terms will always apply.
